VA Home Loan Guaranty Benefit – A Benefit You’ve Earned

  • The VA Home Loan Guaranty Benefit also known as the“VA Home Mortgage” is a loan program established by the United States Department of Veterans Affairs to help Veterans and their families obtain home financing. The Department of Veterans Affairs does not directly originate VA Home Loans; instead, they establish the rules for those who may qualify, dictate the terms of the loans offered, and insure VA Loans against default.  VA Home Mortgages are provided by private lenders such as banks and mortgage companies.

You must have suitable credit, sufficient income, and a valid Certificate of Eligibility (COE) to be eligible for a VA-Guaranteed home loan. The home must be for your own personal occupancy. In General, an Active Service Member or Veteran is eligible for a VA Home Loan if he or she meets any one of these requirements:

  • Served 181 days during peacetime (Active Duty)
  • Served 90 days during war time (Active Duty)
  • Members of the National Guard or Armed Forces Reserves with at least six years of service
  • The spouse of a service member who died while in service or from a service-connected disability
